Clover24: A Legacy of Innovation, Revived
Clover24 is more than a building — it’s a celebration of entrepreneurial spirit, creative energy, and community-driven growth. Located at 2200 South 24th Street (24th & Martha) on a 3.5-acre site, this 84,335-square-foot property has a proud and storied past.
Built in 1952, the structure was once the world’s largest potato chip factory — the iconic home of Kitty Clover, founded by 18-year-old Harrold Lippold during the depths of the Great Depression.
With just a $150 investment, Lippold began cooking and selling chips on the streets of Downtown and South Omaha in 1932. Within six months, he hired two employees and opened a facility near 16th & Cuming. After they outgrew their first facility he expanded to a new location shared with Rotella’s Bakery at 24th & Pierce.
By the 1950s, Kitty Clover had grown into a regional snack food powerhouse, headquartered at 24th & Martha, with additional factories across the country. The Lippold family eventually sold the company to Fairmont Foods, and later corporate ownership changed hands twice more.
Generations of Omahans fondly remember Kitty Clover—its factory tours, its community presence, and its catchy jingle:
“Come on over to Kitty Clover – the chip with the hometown taste.”
Production at the factory continued into the late 1980s before the brand was shuttered. It employed 185 when it closed. In the early 1990s, the building transitioned into a warehouse and office for Allied Oil & Supply and other companies.



THE NEXT CHAPTER
Today, this historic site is being reimagined for a new generation of creators and entrepreneurs. In May 2025, we launched Phase 1 of Clover24, opening artist studios and maker spaces in existing offices and shops. Our first 16 members are already bringing new life and innovation to this space.
Clover24 is named in honor of its original use as the Kitty Clover Potato Chip Factory and its proud location on South 24th Street. Our vision is to transform the property into a vibrant, mixed-use hub for Omaha’s artists, entrepreneurs, and small businesses.

Plans Include:
Contingent on continued demand for space and economic incentives the owners will pursue, future plans include converting the rest of the building into a mixed-use building with office, production/creative space, and warehouse space serving Omaha businesses, innovators, and creatives.
